AppFolio sells three plans and prices each one through a quote. Here is what its own site makes public, what it leaves to the sales conversation, and why the size of your portfolio decides most of the answer.

The per-unit rate, the minimum monthly spend, the unit minimums on Plus and Max, onboarding fees, and the contract term. AppFolio’s Terms of Service (updated January 30, 2026) describe onboarding and data migration fees set on the order form, automatic renewal for the same period as the initial term, and an early termination fee, but the amounts and the term length live on the order form.
With a per-unit model and a minimum spend, a small portfolio pays the minimum whether or not its unit count would add up to it. AppFolio describes its Core plan as designed for portfolios between 50 and 250 units. That is where it says the product starts to make sense, and below it the published unit minimum is the first hurdle.
You will find per-unit dollar figures for AppFolio on review sites. AppFolio published list prices on its pricing page until 2024 and has since removed them, so treat any number that is not a written quote from AppFolio as out of date. This page does not repeat them.
Minimums and quote-based pricing change the buying decision differently at each size. AppFolio’s column uses only what it publishes; Zenant’s column is the live published price for that portfolio.
