Online applications

A shareable application link for every unit. Applicants fill it in from their phone: contact details, self-reported income, references, and documents. Everything lands in one Applications inbox for your team to review. Zenant does not run credit or background checks.

Income verification

Optional bank-linked income verification through Plaid. Applicants connect their bank and the application shows income as verified, so your team reviews bank data instead of chasing pay stubs.

Automatic rent collection

Tenants set up autopay once and pay by bank transfer (ACH) or card. Zenant sends the reminders, tracks every charge on the Payments page, flags anything late, and exports the month to CSV.

Digital leases

Upload your lease, fill in the terms, and send it for e-signature. Signed documents are stored and shared with the tenant. Advanced billing terms cover rent schedules, CAM, and other recurring charges when a lease needs them.

Maintenance inbox

Residents submit requests with photos from the portal and they land in one Maintenance inbox. Vendors can be given their own login that sees maintenance requests only, and nothing about rent, leases, or tenants.

Tenant portal

Residents pay rent, see their balance and lease, submit maintenance requests, and get messages from your team, all from their phone.

Also included: team logins with Co-Landlord, Property Manager and Vendor roles, an activity log, bulk and one-to-one tenant messaging, and an accounting workspace with a ledger, expenses, P&L and CSV exports.

Rollout

A practical migration, not a rip-and-replace mandate.

Work directly with Zenant to map the rollout and move at a pace that fits your portfolio. Onboarding is hands-on: we work through it with your team in stages, and your existing system stays in place until you decide to move more of the portfolio.

    Pick a property or a slice of the portfolio with real turnover, real rent, and real requests. Agree up front on what a successful pilot looks like.

    Configure and onboard

    We set up the property, units, leases and tenants with you, invite residents to the portal, and train the people who will use it. Zenant does not have a self-serve bulk importer today, so this setup is done together rather than handed off.

    Collect a rent cycle, sign a lease, work a maintenance request. The pilot runs on live operations while your current system keeps covering the rest of the portfolio.

Data ownership

Your portfolio data should not become a hostage.

Piloting only works if leaving is also straightforward. Here is what you can take with you today, stated plainly.

Financial records export to CSV

The Accounting page exports your ledger for any date range and packages every accounting report into a single accountant package. The Payments page exports each month's charges to CSV.

Documents stay downloadable

Signed leases and application documents can be downloaded from the app at any time. Nothing is held in a format only Zenant can read.

No setup fee, cancel from Settings

Self-serve plans are billed monthly or annually and cancel any time from Settings. There is no setup fee at any size. For a larger portfolio we agree billing with you directly before the pilot starts.

Tenant, lease and property lists do not have a one-click export yet. If that matters for your evaluation, raise it in the first conversation and we will plan for it.
