Rent and application payments carry a processing fee. These are the exact amounts the product charges today, and who pays them.

Card fee is 3% of the payment. Every fee is shown to the payer before they confirm. No monthly minimums, no per-unit transaction charges to the landlord.

Questions

What happens when I grow beyond 8 units?
Starter stops at 8 units and asks you to upgrade. Move to Operator from Settings and keep everything you have set up: properties, tenants, leases, and payment history.
What happens above 80 units?
Self-service plans stop at 80 units. Above that you use the same Zenant, and we set up billing, onboarding, and rollout with you directly, usually starting with one property. See how larger portfolios work.
Is there a setup fee?
No. There is no setup fee at any portfolio size, self-service or larger.
Who pays transaction fees?
The tenant pays the $2.50 bank-transfer fee or the 3% card fee, added at checkout. The landlord pays no per-payment fee on rent, so rent arrives in full. The applicant pays the $50 application fee, and $40 of it goes to the landlord. For how rent moves and how bank connections work, see Security, payments and data handling.
Can I change plans?
Yes, any time, from Settings. Upgrades and downgrades happen in place, and you can cancel a paid plan whenever you like. You keep access until the end of the period you paid for, then the account drops back to Starter.
Is annual billing optional?
Yes. Every paid plan is available monthly or annually. Annual billing is 20% off and is paid up front for the year.
Do larger portfolios use a different product?
No. Larger portfolios use the same Zenant platform where appropriate, but may need tailored onboarding, migration planning, or rollout support, which we do together with your team.
What counts as a unit?
Every unit on every property in your account, occupied or vacant. A single-family home is one unit.
Do I need a card to start?
No. Starter is free with no card. You add a card only when you move to a paid plan.
