How Zenant handles it

Rent comes in through the tenant portal and lands on one Payments page.

Every lease generates its monthly rent charge. The tenant pays it from their portal, or autopay does. Everything that happens to that charge is visible to you in one place.

Bank transfer from the portal

Tenants link a bank account once and pay each month by bank transfer (ACH) from the Zenant tenant portal on their phone. On your landlord Payments page, payments show as Processing until the tenant debit settles, then as Paid. The tenant portal can show Paid earlier, once the payment provider accepts the payment.

Autopay, set up by the tenant

A tenant turns on autopay once and their scheduled monthly rent is collected automatically on each cycle. Autopay covers scheduled rent only; it does not pull arrears, deposits or late fees without the tenant paying those themselves.

Reminders, grace period and late fees

Zenant emails or texts a reminder before rent is due (three days by default). You set the grace period (five days by default) and an optional flat or percentage late fee, and Zenant applies them to overdue charges.

One Payments page

Filter by status (Paid, Processing, Due, Late) or by property, search a tenant, record an offline check or a partial payment, and export the month to CSV for your accountant.

Step by step

From a signed lease to settled rent.

Five steps, most of them done once. After setup, the monthly cycle runs on its own.

    Connect your payout account

    Add the bank account rent should land in. Payments cannot be collected until this is done, and the app tells you so on the Get Started checklist.

    Activate the lease

    When a lease is active, Zenant generates the rent charges for each month, with the due date and amount from the lease terms.

    Invite the tenant

    The tenant gets an email (or, where enabled, a text) with a link to the portal, where they link their bank account.

    Tenant pays or turns on autopay

    They pay this month from the portal and can enable autopay so the next months are collected automatically.

    Rent settles and posts

    Your Payments page shows Processing while the tenant debit clears, then Paid. Settled rent posts to your ledger and rolls into the P&L and the accountant export. The payout to your bank is tracked separately.

What rent collection costs.

The software is priced per plan. The bank-transfer fee is a flat amount per payment, and it is paid by the tenant at checkout.

Questions

How do tenants pay rent in Zenant?
From the tenant portal, by bank transfer (ACH). The tenant links a bank account once, then pays each month with one tap or turns on autopay so scheduled rent is collected automatically.
Does autopay cover late fees or a security deposit?
No. Autopay collects the scheduled monthly rent on each cycle. Deposits, arrears and late fees are separate charges the tenant pays from the portal, or that you record as an offline payment.
When does the money reach my account?
Timing depends on bank processing and your payout setup. Your landlord Payments page marks the tenant debit Paid once it settles, which can take a few business days, and posts it to the ledger. The payout to your bank is tracked separately: Paid does not mean the money has reached your bank account.
What happens when rent is late?
Zenant sends a reminder before the due date. After the grace period you set (five days by default) an unpaid charge is marked Late, and if you have turned on late fees a flat or percentage fee is added once per month. You can also turn on a late-payment reminder.
Can I record a check or a partial payment?
Yes. The Payments page has a Record Offline Payment action for checks, cash or transfers made outside Zenant. A partial amount leaves the remaining balance open on the same charge.
Can I charge for utilities, parking or CAM alongside rent?
Yes. A lease can carry recurring charges for CAM, utilities, parking, storage and other items in addition to rent, and each one is tracked on the Payments page and posted to the ledger.
Is rent collection on the free plan?
The tenant portal and bank-transfer rent payments are on every plan, including the free one. Autopay, reminders and late fees are part of the paid plans. See the plans.
I manage 80 or more units. Does this still work?
