What changes around 10–50 units

Somewhere past ten units the work stops being a side task. Nothing about it is complicated on its own; there is simply too much of it to hold in your head and a spreadsheet.

Spreadsheets stop keeping up

One tab per property worked at five units. At twenty, rent, deposits, lease dates and repairs live in different files, and nobody is sure which copy is current.

Applications need to be consistent

Which one makes sense for you

The honest split is about what you need the software to do, not how many doors you have.

When a broader platform makes sense

Buildium, DoorLoop or AppFolio may be the better choice if your business needs more than streamlined operations.

  • Deeper accounting: bank statement reconciliation, owner statements, 1099 filing, trust accounting
  • Broader feature breadth: listing syndication, credit and background screening, inspections, owner portals
  • Mature enterprise workflows for third-party management at scale, with dedicated implementation teams
  • A larger integration ecosystem: QuickBooks sync, open APIs and app marketplaces
